<p>Last week my wife sent me an email (yes, that is how we communicate) and said that it was my job to know how to install the car seat into a cab and our car prior to bringing Baby Z home from the hospital. Of course I got a touch nervous as my handyman skills are not so great.</p>
<p>I posted on Facebook about my task and I received a  bunch of ideas. The easiest one was contacting, <a href="http://www.thecarseatlady.com/">The Car Seat Lady</a>. Emily, one of the partners quickly emailed me back and told me where to meet her on Saturday morning, 9am in front of the fire hydrant, between Broadway and Riverside drive.</strong></p>

<p>We met promptly and the minute I met Emily, I knew I was in good hands and she would teach me the best ways to protect our baby in a car, by installing the car seat properly.<br />
So what does this post have to do with real estate and working with professionals that know what they are doing? EVERYTHING!<br />
I could have easily watched a few You-Tube videos and figured it out myself or read a few instructional manuals. Sort of like going to the multiple real estate websites for data on whats on the market, what’s sold and closed&#8230;&#8230;&#8230;&#8230;..(*Data is great, but it does not have the human component)</p>
<p>There would be a possibility that I would have placed the car seat in the car 100% perfectly, but knowing me and my handy skills, it would have been 78-83%.<br />
Same goes with a real estate search on your own, sure, some of you will get a 100%, but most will be 78-83% on your own, do you really want to risk that?<br />
My school of thought&#8230;&#8230;.Hire a professional with integrity, knowledge of the current markets, a hustler and someone who gets back to you quickly via email, text, phone etc.</p>
<p>If your tooth hurt and it needed to be removed, would you pull it yourself or go to some cheap dentist? I think you know that answer&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;Go with a pro.</strong></p>

<p><strong>It amazes me that when I bring a buyer to a co-op in NYC and they ask the seller’s agent, “Is there a flip tax?”</strong></p>
<p><strong>Usually, if applicable, the seller’s agent proudly says that the building does not have a flip tax, which is a great thing…………………..WRONG!!!!!!!!!!!</strong></p>
<p><strong>*note- most buildings do have a flip, just not all of the co-op in NYC.</strong></p>
<p><strong>I know as a co-op owner that the dreaded day will come when we go to sell and we will have to write a giant check to our beloved co-op for the privilege of living there. But you know what? It is really a good thing. The flip taxes go directly into the reserve fund and can be used when and if there is a problem with the elevator, roof, boiler or other capital improvements.</strong></p>
<p><strong>If there is not a flip tax imposed in the building and the reserve fund does not grow magically, as some would hope. Then when there is a capital improvement, guess what? You will be assessed in addition to your maintenance or your maintenance will increase due to theses projects. The current average maintenance cost is now around $1.60-1.65 per square foot in NYC. If you are creeping up over the $2.10 or north of $2.10 per square foot and don’t have a flip tax, don’t say I never told you. GET IT FIXED NOW!</strong></p>
<p><strong>Flip Taxes are a good thing and if your co-op does not have one, get on the board of directors and make it happen.</strong></p>
<p><strong>I have seen so many building where the maintenance is well over the city average and it directly negatively affects the sale price of the units. </strong></p>

<div><strong><span style="font-family: Times; color: #000000; font-size: small;"> The 73-year-old Agnello first went hunting for the world’s most expensive mushroom with his father when he was 6 and has been hooked ever since. A grin lights up his weathered face as he remembers his biggest find &#8211; a 510-gram white truffle in 2001. That&#8217;s about 18 ounces and it&#8217;s a pipe dream this year. Unseasonably dry weather has made the rare mushroom even more scarce this year.</span></strong></div>

<div><strong><span style="font-family: Times; color: #000000; font-size: small;">Truffles are composed of 80 percent water so rain is needed to help them grow. Humidity also helps to bring out the mushroom’s legendary aroma &#8230; making them easier to find. That’s one reason why truffle hunters, or trifulau as they’re known, go hunting at night.</span></strong></div>

<div><strong><span style="font-family: Times; color: #000000; font-size: small;">There are  other reasons to search under the cover of darkness. No one wants to tip off a rival to a good location and it’s quieter at night so the dogs are less easily distracted. Competition for truffles, also known as white gold or diamonds of the kitchen, is so fierce that a trifulau would never dream of letting his  dog go outside on its own for fear of it being kidnapped by a jealous rival. The night  foraging is why truffle hunting dogs are mostly white or light-colored. They&#8217;re easier to see in the dark.</span></strong></div>

<div><strong><span style="font-family: Times; color: #000000; font-size: small;">Since it’s about 3 p.m. when my friends and I follow Agnello into the woods, we’re not expecting much. Our guide explains that truffle hunting trips for tourists are simulated. The trifulau plants a black truffle in the ground for the dog to find so that tourists can see the process. Black truffles are used since they’re less expensive than the white ones.</span></strong></div>

<div><strong><span style="font-family: Times; color: #000000; font-size: small;">We follow Gigi as he scurries forward eagerly sniffing and pawing. Truffles develop underground near the roots of certain trees. White ones only grow wild and almost exclusively near Alba. Agnello proudly says that, &#8220;The soil of Alba cannot be copied or reproduced.&#8221;  Certainly, no one has been able to cultivate a white truffle yet. So the prized mushroom brings a gleam to every chef and foodie&#8217;s eye.  In the Piedmont region, that&#8217;s just about everyone as it is home to more Michelin-starred restaurants than any other region in Italy .</span></strong></div>

<div><strong><span style="font-family: Times; color: #000000; font-size: small;">Suddenly, Gigi is digging excitedly and his tail is wagging furiously. He has found the planted black truffle! We all clap and cheer as he gets a treat for his “find.”  As we head back, I ask Agnello if he eats a lot of truffles. He says no with a wink and a smile and explains that, “Truffles are legendary aphrodisiacs.” Since he goes truffle hunting every night during the season instead of spending time with his wife, eating them would be a problem. A bark from Gigi interrupts my next question. We head over to where Gigi is again digging furiously. Agnello drops down to his knees and starts digging deeper and deeper into the hard, dry soil with his bare hands. About 7 inches down, Agnello finds a white truffle. It looks like a very small, misshaped potato. He lifts it out and the aroma is unmistakeable &#8212; a blend of fresh mushrooms, the earth, hay, a rainy fall day and maybe a hint of garlic. Agnello is stunned at the find.  He has never unearthed a white truffle on a hunting trip with tourists in the middle of the afternoon.</span></strong></div>

<div><strong><span style="font-family: Times; color: #000000; font-size: small;">Agnello estimates that this truffle weighs 20 grams or about .7 ounces. That&#8217;s much smaller than the average size of 30-40 grams. Size is just one factor in evaluating a truffle. It also must be very fragrant and just the right consistency. It can&#8217;t be too hard or it’s not ripe. But, if it&#8217;s soft, it&#8217;s overripe. Gigi’s find passes the muster and Agnello estimates it&#8217;s worth about 50 euros or $75. That may be conservative. The lack of rain this season has driven prices to twice what they were last season &#8212; about 4,000 euros for one kilogram or about $150 per ounce. Consumers are paying about $200 an ounce for white Alba truffles. One ounce is enough for several dishes.</span></strong></div>

<div><strong><span style="font-family: Times; color: #000000; font-size: small;">But Agnello says he doesn’t plan on selling it. He’s retired from truffle hunting for profit and now does it simply because it’s in his blood. He is a fifth generation truffle hunter and he’s teaching his 13-year-old granddaughter the secrets of the family trade.</span></strong></div>

<div><strong><span style="font-family: Times; color: #000000; font-size: small;">So what will Agnello do with Gigi’s find? He says he will give it to a friend. Truffles should be eaten as soon as possible. It starts to lose moisture and decay as soon as it is out of the ground. The soil on the truffle helps to preserve moisture so it is not brushed off until the truffle is ready to be served. It only lasts about five days in the best of conditions. It must be wrapped in a damp cloth and placed inside a glass container and refrigerated. Incorrect storing will make it spoil even faster.</span></strong></div>

<div><strong><span style="font-family: Times; color: #000000; font-size: small;">As Agnello tells me about dishes made with white truffle, I wonder how anyone manages to keep one around for more than a few hours, much less a few days. White truffles are shaved into thin slices and eaten raw over a simple pasta or risotto so that the truffle&#8217;s flavor and fragrance takes center stage. It also can be paired with thin slices of raw beef, polenta or cheese fondue.</span></strong></div>

<div><strong><span style="font-family: Times; color: #000000; font-size: small;">As I ponder the mouth-watering possibilities, Agnello thinks about the rest of the white truffle hunting season. It runs  until about January so there is still time to make up for this year&#8217;s disappointing start. Agnello tells us the forecast calls for rain as he drives off with Gigi,  the truffle hunter&#8217;s best friend.</span></strong></div>

<strong>We had an amazing Golden named Stoli that had a happy, healthy life until he turned 10 years old.</strong><br />
<strong>Within a few weeks, he went from bad to worse and the decision finally came that we had to put him down. That was November 2009.</strong><br />
<strong>Just the thought of him leaving us brings tears to my eyes.</strong><strong>A few weeks past and my lovely wife began searching for a new dog on line.</strong><br />
<strong>We found some amazing breeders in Pennsylvania and they told us that a new litter would be ready in March of 2010.</strong><br />
<strong>We headed up and quickly fell in love with the runt of the litter. We loved him instantly and named him Randolph.</strong><br />
<strong>He was our angel.</strong><br />
<strong>He was one of the prettiest Goldens I had ever seen and we just loved him.</strong><br />
<strong>After about 3 months, he began to develop some serious health issues and for the next year and a half, Randolph was always in pain, always going to the vet and never enjoying his puppy-hood. He never liked to walk and when he ran, he was always in pain. He was so sweet with the children in the neighborhood and was never aggressive with anyone. He was precious.</strong></p>
<p><strong>This is what my wife wrote to many of our friends, which sums it all up.</strong></p>
<p><strong>Hi Guys, we wanted to share with you that our sweet Randolph had a turn for the worse, his doggy &#8220;meningitis&#8221; had still not gone into remission yet but after 8 weeks of strong steroid/azathioprine therapy his intestines were shot, he got diarrhea and constant vomiting about 17 days ago which they managed to control with meds on and off but as soon as meds stopped it started again. Ultra sound a week ago showed nothing and then an x ray midweek revealed an obstruction in his intestine as well as deterioration..another surgery after 8 weeks of immune suppression had its very serious consequences and with the meningitis still lurking, not to mention how weak and frail/sad he looked we just felt we couldn&#8217;t put him through anymore..his year and 8 month life was riddled with tramadol, metacam, prednisone, azathioprine and the new ones from past two weeks which I can&#8217;t even remember, plus paw aches, joint and spinal pain. It was really hard because after so long and so much invested in his getting better we truly just didn&#8217;t want to give up on him&#8230;he was our baby, my angel and Paul&#8217;s monkey.  He went peacefully in my arms last week. We are devastated and heartbroken the house feels so incredibly empty and cold, we just hope our last golden Stoli, was waiting for him on the other side to play.</strong></p>

<p><strong>If you met me for a beer, I could not regurgitate the bullet points of the NBA lockout, but I could tell you a few things~</strong></p>
<p><strong>Both sides are digging their heels………. what they each need to do is have a third party sit down with them in a neutral environment; perhaps a nice <a href="http://www.divebarnyc.com/">Dive bar</a>. That third party (someone who negotiates for a living) like a <a href="http://www.elliman.com/real-estate-agent/paul-zweben/3472">real estate agent</a> would then go over the issues and say, “do you really want to close on this deal or do you want to walk away?”</strong></p>
<p><strong>The majority of parties in any deal want the deal to be done, especially when you can see how close each side is on getting g to an agreement. What are they gonna do. Adjourn the closing? Walk away from their deposit? Threaten each other emotionally or physically? (Yes I have actually seen this happen)</strong></p>
<p><strong>I was recently at a closing that was nearing 6 hours and all of the attorneys looked at me and said, there was no way this transaction was closing.</strong></p>
<p><strong>I knew they all wanted to close, just like the NBA players and owners. </strong><strong>I thought of some unique scenarios and in hour number 7, the seller and buyer closed the deal.</strong></p>
<p><strong>So my message to the owners and players~</strong></p>
<p><strong>You both want to have a season! You don&#8217;t want to continue to the lock out! </strong></p>
<p><strong>It does not matter whose D**ks are bigger. </strong></p>
<p><strong>This is not just about the players and owners. It is about all of the ancillary people that rely on the NBA to be able to put food on their tables to feed their families.</strong></p>
<p><strong>Oh- and don&#8217;t forget the fans!!!!!!</strong></p>
<p><strong>The NBA needs me to make this deal happen!</strong></p>

<p><strong>Let’s say that two years ago you wanted to spend $1,000,000 on a two bedroom condo in New York City.</strong></p>
<p><strong>Your monthly taxes and common charges were $1920 per month.</strong></p>
<p><strong>You put $300,000 down and got a $700,000 mortgage.</strong></p>
<p><strong>The mortgage rate would have been about 5.191% for a 30 year fixed rate mortgage and your monthly payments would have $3839.89 and your total monthly expenses for your condo would have been $5759.39.</strong></p>
<p><strong>Now let’s buy that same apartment today.</strong></p>
<p><strong>The price is still $1,000,000</strong></p>
<p><strong>Your monthly taxes and common charges went up a bit and are now $2100 per month.</strong></p>
<p><strong>You still put down $300,000 and still got a $700,000 mortgage.</strong></p>
<p><strong>The mortgage rate would be 4% for a 30 year fixed rate mortgage and your monthly payments would be $3341.91 and your total monthly expenses for your condo would be $5441.91.</strong></p>
<p><strong>That is a savings of $317.48 per month, $3809.76 over the year and $114,292.80 savings over the life of the 30 year mortgage.</strong></p>
<p><strong>So my question to you, is, “What are you waiting for to refi your current loan?</strong></p>
<p><strong>Or your buying power just went up because of the lower rates from two years ago….Time to jump in!</strong></p>

<p><strong>The Manhattan market continues to be one of the better performing housing markets in the country, despite the turmoil we read about every day. Housing prices showed continued stability this quarter consistent with the past several years. Condo sales activity benefited from an increase in demand as foreign buyers took advantage of the weak US Dollar, while entry-level sales increased as buyers took advantage of falling mortgage rates. Although we will continue to face economic challenges going forward, we anticipate continued seasonal stability through the end of the year.</strong></p>

<p><strong>Did you know?</strong></p>
<p><strong>Not a single day that goes by in my life that someone asks me how is the New York City Residential market doing?</strong></p>
<p><strong>Of course there are 4 different paths we need to determine before I answer.</strong></p>
<p><strong>Are you:</strong><br />
<strong>A buyer</strong><br />
<strong>A seller</strong><br />
<strong>A renter</strong><br />
<strong>Or an investor</strong></p>
<p><strong>Once I know which one you are on, I can then give you my opinion of the market.</strong></p>
<p><strong>Let&#8217;s face it- the stock market has felt like the Cyclone Roller Coaster for the entire 3rd quarter of 2011.</strong><br />
<strong>Unemployment has been high for quite some time.</strong><br />
<strong>The US debt is a disaster.</strong><br />
<strong>No one gets along in the White house, and the debt issues in Greece, Spain and Italy are not going away.</strong></p>
<p><strong>But have no fear, I am an optimist and there is some strong data that continues to keep me bullish on the New York City Residential market.</strong></p>
<p><strong>1- mortgage rates have not been this low since 1952.</strong><br />
<strong>2- the average mortgage interest rate over the last 60 years is 8.92%. (We are now sub 4% in certain mortgage products)</strong><br />
<strong>3- there is only so much land on this island to build on and we are not going to build on Central Park or Riverside Park.</strong><br />
<strong>4- Only 39% of all housing in New York City is NOT Rentals.</strong><br />
<strong>5-inventories for apartments on the market for sale remain low.</strong><br />
<strong>6-our rate of unemployment is still below the national average.</strong><br />
<strong>7-wall street bonus money was $20.8B in 2010 and hopefully it will be somewhere near that level in 2011.</strong><br />
<strong>8-There is a direct correlation between office space demand and housing. If companies are looking for more square feet to work in, as many are, those new employees will need places to live.</strong><br />
<strong>(Ex. <a href="http://www.jefferies.com/">Jefferies</a>, <a href="http://www.engadget.com/2010/12/23/google-buys-gigantic-former-nyc-port-authority-building-takes-a/">Google)</a></strong><br />
<strong>The overall vacancy rate for office spaces in NYC is just above 11%. It has been improving since topping out at 13.5% during the recent downturn, but is still slightly elevated from the historical average of 11% since 1991.</strong><br />
<strong>9-there has been a slight uptick in building permits.</strong><br />
<strong>10-Sales volume of apartments has picked up dramatically.</strong></p>
<p><strong>All these facts continue to keep me bullish in this market. Do not look at your home as an investment 1st, look at it as your home and over the long term, that home will be a pretty darn good investment.</strong></p>
